12 South

One of Nashville’s most popular neighborhoods, 12 South, is located in South Nashville near Wedgewood Ave. and minutes from downtown Nashville. This community provides a LIVE, EAT, DRINK, PLAY atmosphere with beautiful condos, desirable homes, trendy restaurants, coffee shops, juice bars, clothing boutiques, cute shops. It’s proximity to downtown gives it a premium price tag for homes. 

Germantown

This area is a revitalized historic neighborhood near downtown. It is walking distance to the farmers market, chic condos, lofts, and apartments. You can expect remodeled, modern homes with great views of downtown Nashville as it is right next door. There are many upscale restaurants and coffee shops. Interstates also surround you, so you have easy access to all areas of Nashville. This area is close to several HBCU including, Fisk, Meharry, and TSU.

Gulch

This area is “Nashville’s premium urban Neighborhood.” It is urban living at it’s finest, with Leed certified communities, high rise condos, loft, and apartments. This area also offers work, eat, play atmosphere. From grocery stores, office spaces, hair salons, juice bars, boutique hotels, trendy and upscale restaurants, clothing boutiques, and fitness gyms all in one area. It is also two blocks from the Music City Center. Expect to pay premium prices for this type of convenience. 

East Nashville

This is a hip, eclectic and historic area that is home to many Nashville creatives. Located across the Cumberland River from Downtown Nashville, it is made up of several mini neighborhoods like Five Points and Historic Edgefield. Hip cafes and bars, cool restaurants, shops, and vintage stores line the streets. It is easily accessible to Briley Parkway, I65, Ellington Parkway, Dickerson Pike, and Gallatin Ave, so you are minutes away from everything. The area is also home to Shelby Bottoms Park, which has 5 miles of paved trails for walking, biking, hiking, and running. It also has a nature center with historical exhibits. You can expect beautiful cottage-style homes, condos, lofts, traditional and modern homes, lots of renovated and rehabbed homes that preserve their historic charm.

Sylvan Park

This is a historic area with unforgettable charm; Cottage and Tudor style homes with convenience to downtown. It is located between Charlotte Avenue and West End with easy access to I40 and 440. Great area for families as well as people who want an urban setting with green spaces. Local restaurants and proximity to Vanderbilt. Home to young professionals and families.

Bordeaux

This is an old school area that is seeing a resurgence, especially in homeownership by Millenials. It is in North Nashville and has newly remodeled homes and communities popping in different pockets, allowing you to have suburban living yet, super close to Nashville city life. You are close to the growing Buchanan Street corridor where you can find many Black-Owned businesses from Slim + Husky’sThe Southern VMinerva Ave to barbershops, salons, and amazing murals that are Instagram worthy.  Price points are climbing, and there are still homes under 300K.

The Nations/Urbandale

This area is west of Nashville and is booming for real. There are a lot of new construction and remodeled homes. New businesses, co-working spaces, and mixed-use shopping spaces are also opening, helping to craft out a live, work, play vibe from the new Sylvan Supply to the L+L Market (nestles in between The Nations and Sylvan Park).

My tips on purchasing during COVID:

  • It’s still a great time to buy! 

  • Home sales have continued to rise 

  • Rates are meager, but lenders have stricter guidelines in place to get approved for a loan 

  • Be safe by wearing your mask and making sure your Realtor does when viewing homes

  • Homeowners and Realtors are taking precautions to ensure the homes are properly cleaned and sanitized 

  • If the buyer is concerned with being contact with people, there are virtual home tours in place, you can meet using Zoom, and online signing tools like Doc-u-sign that can be utilized 

  • Not a lot of available inventory 

  • If looking for a home in the $350k price point and below, be prepared and ready to put in your best offer when you start looking because houses are moving fast and bidding wars are happening.
